I recently purchased 636 acres of land in Hudspeth County, TX with the mineral rights... An entire sections worth! Within just a couple of months time, the entire acreage sold out. Out of the 636 I have 20 acres left that is a standalone piece. There are no other neighbors out there. Below you will see the plat map for the 20 acres. I do not know who owns the other lots, you have a lot of out of state owners. 


There are ZERO restrictions out here. This land would be good for anything recreational, hunting, shooting, camping, etc. Right now the lot is about 750 ft from the nearest road. Easements allow access and a road being bladed would allow an RV or something more permanent out there. 


This area is known to be DRY for water. The nearest well I know of is the Grace Chapel about 10 miles to the northeast. Their water report shows a well that is over 1000 ft deep and producing at 1 GPM. I would call them for more information if the water is of huge concern to you.
