Mineral rights are not included with the property unless otherwise stated. A lot of land has had mineral rights reserved well before I have purchased it.
Property tax is current on the property unless stated otherwise in the listing. Yearly tax rates can be found via the respective county in which the land is located.
I want you to feel 100% safe and satisfied with your purchase. If seeking legal advice provides peace of mind, then I urge you to do so. However, I have completed many deals and do my absolute best to make sure all necessary paperwork is in order. I am more than happy to provide the paperwork to any lawyer of your choice for review prior to closing a deal.
No documents are required. I do not require credit checks and strive to offer easy, straight forward terms for buyers. Land contract for deeds or deeds of trust with a promissory note and warranty deed with vendors liens are used to legally bind my company and the respective buyer to the land.
